4TH & RACE
Plumbing, sheathing and framing are ongoing at the 4th and Race project site. Within the past few weeks, crews finished all concrete pours on the fifth floor and crews formed and reinforced the first pour on the sixth floor. Crews are also installing masonry walls on the first floor. The columns and elevator core walls are being poured on the fifth floor. BEHLEN
Crews are finishing interior paint and preparing to install hardwood floors throughout the Behlen building. Exterior painting and window installation is also ongoing, and elevator installation has begun.
COLUMBIA FLATS
At Columbia Flats, finishes are ongoing, including paint, flooring, cabinets, carpet, and light fixtures. Twelve residential units are ready to begin showing for lease and six additional units, including two bedrooms will be complete at the beginning of October. New windows and storefront glass are in place. Framing of the commercial spaces has begun and the new exterior courtyard is complete. The courtyard will serve as a partial patio space for the first-floor commercial tenants and will also serve the residential tenants. Full completion of the residential units is expected in October.
COURT & WALNUT
In late September, Kroger celebrated the grand opening of its 45,000-square-foot grocery store on the first two levels of the Court & Walnut site. Crews continue putting finishing touches on the luxury apartment units on the upper floors of the building. COURT STREET CONDOS
Units are now for sale at the Court Street Condos. Seven of the 16 units are currently under contract with buyers. Crews are installing cabinets, bathroom tile and doors in the east group of the buildings. The commercial storefronts are nearly complete, and the first lease has been signed for one of the storefronts.
ELM INDUSTRIES
At Elm Industries, crews are finishing interior paint and installing cabinetry and casework. Installation of the storefront is also underway on the Race Street facade. The elevator and main lobby wall framing are underway, along with installation of the new interior stairs, which is set to begin shortly.
MEINERS
Interior finishes are wrapping up at Meiners, along with the renovation of the historic stair and finishing the new interior egress stair. Commercial storefront installation is underway, along with painting of the exterior trim. Exterior concrete work is also underway, in preparation of pouring the new patio slab.
RENNEN & BEECHER FLATS
Nine condos are currently on the market at the Rennen & Beecher Flats. Build-out is expected to begin in November for Fillo Bake Shop, which is the street-level commercial space in Rennen. Within Beecher Flats, one tenant has been secured and construction on the space will begin in October.
