THE ANNIE

At The Annie, construction work is nearly complete on the commercial space at 212 W 12th Street and 3CDC’s Commercial Space Activation team will begin touring the site with potential tenants in the coming weeks. The residential units at 216-218 W 12th Street are completely leased, and residents have moved in. Urban Sites, which is handling property management for the completed apartments, is in the process of leasing the final few apartments available at 210 W 12th Street.

PAYCOR HEADQUARTERS

Interior demolition continues at 101 West Fifth Street. All ceiling demolition is finished throughout the building and asbestos abatement work is almost complete. Crews are currently focused on demolition of interior walls and floor finishes. Modification of existing fire sprinklers is ongoing across the project site. Turner Construction finalized the project’s Guaranteed Maximum Price (GMP) and 3CDC is working to close on financing in June.

In mid-May, 3CDC announced a finalized deal with an anchor office tenant. Nationally recognized human capital management software company, Paycor, has signed a lease to relocate its headquarters to the building’s 40,000-square-foot second floor. Buildout for the Paycor headquarters is slated to begin this fall and the space is expected to be move-in ready in the summer of 2025. DUKE ENERGY CONVENTION CENTER

Renovation construction on the reimagined Duke Energy Convention Center (DECC) is set to begin on July 1. 3CDC and DECC project stakeholders are finalizing details for a construction kickoff event in early July. 3CDC and Messer Construction executed the project’s Guaranteed Maximum Price (GMP) and the construction management team issued a fourth bid package to the subcontractor market – exterior painting, general trades, roofing, structural steel, and elevators/escalators.
