Concrete construction is officially above grade, and decking and form work for level two continues. Level 2 is 25% complete, and the columns and structure for the first floor commercial space is roughly 50% complete. Mechanical, electrical, and plumbing work have commenced on the below grade portion of the project. Site utilities, including gas and electric, are in place to be used for the entire project. The building ‘skin’ has been purchased and a full-scale mock-up is expected to be in place by the end of the month.
WESTFALEN LOFTS II
Finishing touches at Westfalen II are being completed so that condo units can be shown in January.
Sweet Petit is open for business and the new sales center at 1430 Race will be open by the end of January.
TEA COMPANY TOWNHOMES
Drywall is up and nearing completion in both 1307 Republic and 18 W 13th. Cabinets have arrived on-site and will be installed following floor staining and wall-painting, which will occur in the upcoming weeks. Tile work has begun in the bathrooms and sinks are being custom fabricated off-site. One of two steel balconies has been installed, and cornice work is nearing completion.
NICOLAY
Salazar is now open for business at the corner of 14th & Republic Streets.
Four of the 10 condo units at Nicolay have purchase contracts on them.
PARK HAUS
3CDC continues to work with several potential Park Haus homeowners with purchase contracts to secure financing and complete redevelopment plans. The potential owner of 28 W 13th will know later this month if Ohio Historic Preservation Tax Credits have been awarded.
MERCER COMMONS
Phase I: Ten of the 11 Mercer Historic units have sold, and a sale is pending on the final unit. Only one of the five Mercer Townhomes remains unsold. One Mercer, the 12-condo new-construction building at the corner of Vine and Mercer, will be on the market in February.
Phase II: Finishes are underway in 7 of the 10 rehabs. Insulation is in 2 others. Turnover of 3-4 of the buildings to McCormack Baron is expected by the end of January, and McCormack Baron leasing offices will be moving in. Roofing and rough ins are underway on the new construction building on Walnut.
15TH & VINE
Conceptual design work is underway on a mixed use development at the corner of 15th and Vine Streets that will combine new construction and four historic structures to potentially add over 30,000 sf of office space and 10,000 sf of commercial space to Over-the-Rhine.
Conceptual design work is underway on a mixed use development consisting of new-construction apartments, townhomes, and a parking garage and 12 historic rehabs between Liberty, 15th, Race, and Pleasant Streets in Over-the-Rhine.
TAFT’S ALE HOUSE
Build-out work will begin early March, with some structural and demolition work to begin this month. Taft’s Ale House is targeting a Fall 2014 open date.
