4TH & RACE
Following a partial collapse on the Seventh Floor at the 4th & Race project site on November 25, Turner Construction engaged Thornton Tomasetti, a structural engineering consulting firm, to evaluate the stability of the site. Thornton Tomasetti determined it was safe for construction activities to resume as of December 3. During December, crews conducted the first pour for Level 8. BEHLEN
At the Behlen, the base building construction is complete, and the final certificate of occupancy was received in late December. The certificate indicates the building is compliant with applicable building codes and other laws. Crews are working on the interior finishes, and they are doing the final cleaning.
COLUMBIA FLATS
Columbia Flats are reaching the end of construction. Commercial and residential tenants are beginning to occupy the building. We currently have 20 residential units leased and 16 units occupied. O Pie O’s design phase is now complete, and the project is currently out to bid. The OTR Chamber moved into one of the street-level commercial spaces, located at 1305 Walnut Street, at the beginning of December.
COURT STREET CONDOS
Seven units at the Court Street Condos have sold, and three additional units are under contract. Crews are completing white-box work for a retail space located at 52 Court St., which is available for lease. 3CDC is also negotiating leases for two additional spaces.
ELM INDUSTRIES
The final certificate of occupancy for Elm Industries was received in late December, which means the building is up to code. Crews are working on punch-list items, the final interior and exterior work tasks to finish up the project. They will finish out with a final cleaning of the space.
MEINERS
At Meiners, construction is complete on the base building. Crews are working on remaining punch-list items. They are also about to begin the tenant fit-out work for the second-floor office tenant.
