DEMAND FOR OTR OFFICE SPACE CONTINUES TO GROW

SpiceFire set to join neighborhood as 3CDC preps for move
CINCINNATI (August 7, 2014) – As the demand for office space in Over-the-Rhine continues to boom, another local company is getting ready to join the burgeoning business community. SpiceFire will become the newest organization to move its offices to the increasingly coveted area when it takes over the first-floor office space in Saengerhalle in January 2015.
The 7,500-SF space, which is currently home to the Cincinnati Center City Development Corporation (3CDC), became available in January 2014, after 3CDC initiated plans to renovate the Pabst Bedding Warehouse building at the corner of 12th and Walnut Streets and move its headquarters into that space.
Located on Race Street near Washington Park, Saengerhalle was developed through a partnership between 3CDC and Northpointe Group. Upon its completion in 2010, both groups relocated their offices to the building, which consists of 29,000 SF of office space and 3,500 SF of restaurant space.
Since that time, 3CDC has steadily grown, as has demand for office space within OTR. That combination presented 3CDC with a unique opportunity to backfill its current space with a new tenant and develop a vacant property on Walnut Street at a critical corner between the commercial districts on Vine and Main Streets.
That opened the door for SpiceFire, a brand innovation consultancy looking for the right venue to bring its growing business to the next level.

SpiceFire, currently operating at 30 Garfield Place in downtown, will join existing Saengerhalle tenants Northpointe Group, Bayer & Becker, 4EG, Necco, Munoz Agency, Kurt Platte, KMK and JYS Productions, as well as Zula Restaurant and Wine Bar, nearly all of whom have long-term leases in the building.
Meanwhile, 3CDC will be moving its offices to the top two floors of a mixed-use development at 1201 Walnut Street. The concrete frame building consists of a 9,000-SF commercial/retail space on the first floor and three 6,000-SF levels above, which are ideal for office space.
3CDC is currently finalizing lease agreements with a restaurant/bar tenant for the first-floor commercial space, and two other office users for the building’s second floor.
