WESTFALEN LOFTS II
Westfalen II is progressing toward a Fall 2013 completion. The project will include 33 units of varying sizes and prices, in addition to four commercial storefronts. 3CDC is in negotiations with one tenant and is seeking new tenants interested in small office space, small retail, or a restaurant.
PARK HAUS
Park Haus began in 2011 with the goal of bringing nine vacant, single-family residences back into functional operation. These homes have proved to be challenging due to the high costs associated with these renovations and lack of comparable sales for banks to use to back-up financing. To-date, four of the nine homes are completely renovated, and four are under contract to purchase and renovate. The completion of these homes should provide precedent for independent builders and developers to accomplish similar projects in Over-the-Rhine.
NICOLAY
Unit floor plans are now online for prospective buyers to see. Pricing will be available later in June. The rooftop deck is nearing completion and features spectacular views of Washington Park and Cincinnati’s skyline.
MERCER COMMONS
The 340-space Mercer Garage opened to the public on May 1st. Phase II construction started in April and is scheduled for completion in June 2014. The groundbreaking event with McCormack Baron Salazar, Inc. took place on May 31st. Mercer Historic condominiums are posted to the OTR Living website, with pricing TBD.
REPUBLIC STREET LOFTS
Construction is on schedule and units will be available for move-in in late June/early July. Floorplans and unit pricing are expected to be announced in June. Units will feature great cabinets and storage spaces, private on-site parking, private decks, and close proximity to Washington Park.
TAFT’S ALE HOUSE
Design and planning are underway, and lease negotiations are taking place to bring a full-service restaurant and microbrewery to the main level of the historic structure.
HUMMEL BUILDING
Flooring will be installed in June which will kick off the rest of the finishes. Project to be completed first week of July.
UNION HALL
Interior demolition has been completed at 1311-1315 Vine Street. As staff works to finalize the financing package for the project, 3CDC and Cintrifuse are working with City Studios Architecture to complete the design of the future Cintrifuse space. In addition Sol Design + Consulting has recently been brought onto the project team to help the project achieve LEED Silver certification.
B-SIDE APARTMENTS
Construction is moving forward with a target completion date of late summer. The 14 rental apartments will come online in August or September. Units have taken shape and drywall is nearly complete.
